Bernie and I are just returning from an intense week of training at the annual Keller Williams Family Reunion-Conference.

Clint Swindall, international speaker, author and trainer was the key note speaker.  In fact, a while back the convention schedule was changed to fit into his schedule!

What a powerful message he delivered to the audience of 7000 Keller Williams agents at the Orange County Convention Center in Orlando, Florida.  Clint Swindall wrote a book titled, Engaged Leadership. Clint talked about how people are negative and if you ask them how they are doing.....they will give you a negative long winded response.  All I can say is, get the book, hear him speak and TELL ME SOMETHIN' GOOD!

New technology, marketing techniques, and training from several millionaire real estate agents were heard.  An abundance of exhibits were displayed the entire convention.  Hands on training by big names, mega agents from all over the country and Canada was delivered to all.

First of all, for those that don't know, zip 76179 is Northwest Fort Worth, on the East side of Eagle Mountain Lake and Eagle Mountain-Saginaw School district.

My study group is from $185,000-$285,000, homes with pools in 76179. There are EIGHT homes for sale right now with a pool at about $81.05 a sq.. foot.  Just eight homes available with a pool within a $100,000 range.  AMAZING! Compared to 60 for sale without a pool, priced at $78.09 a foot.

Now, let's talk about what has SOLD in the last 6 months, 76179 zip code with a swimming pool.  Keep in mind that the past 6 months is not prime time for real estate sales and  homes sales with pools. Yet, the numbers tell a positive real estate story for all!

8 homes sold with a pool in the last six months in 76179,  at $86.05 a foot, 105 days on the market.  These homes sold in 105 days for 1% off!  YES, just 1% off their list price.

In contrast, 73 homes sold without a pool in the last six months in 76179, $73.52 a foot, 183 days on the market and 3% off of the list price.

Yes, we are pool lovers! We have a pool at our home and enjoy outdoor entertaining.  Just to see the pool is relaxing.  We all need more of that....right?

What's selling? Lake Country Estates! On the East side of Eagle Mountain lake and within the City of Fort Worth is this waterfront and water access community. 

In 2008, there were 30 home sales reported in the North Texas Real Estate Information System in Lake Country. These homes sold for an average of $295,110.

The average days on the market for the homes sold was 137 days.  The average home sold was built in 1985 and contained 3061 square feet. 

These 30 homes sales brought 97% of their last asking price.  It doesn't get much better than that!  Lake Country SELLS!
